Hotel Downstreet in North Adams listed for sale, but it will continue to operate normally

NORTH ADAMS — The owners of Hotel Downstreet have listed the Main Street property for sale, but the hotel will continue to operate normally, according to the general manager.

The 90-room hotel and entire property was listed for sale on June 3 on global real estate investment company Jones Lang LaSalle Americas based in Boston. It calls the hotel a member of the Ascend Hotel Collection, a global network of over 400 independent historic and boutique properties by Choice Hotels.

“The offering represents a rare opportunity to acquire a fully-renovated, cash-flowing asset with a premier Main Street location and a flexible franchise affiliation,” the listing said. It did not include a price.

The hotel at the heart of downtown Main Street is owned by Peregrine Group, a Rhode Island-based real estate adviser and property management company, and Main Street Hospitality Group, which operates the Porches and Red Lion Inn.

In an email to The Eagle, general manager Janine Vellucci said that ownership has “engaged a broker to explore strategic options for the property, including a possible sale.”

“The hotel continues to operate normally, and our focus remains on providing a great experience for our guests and supporting our team,” Vellucci said. She referred questions about ownership matters or the sale to Maine-based hotel adviser Matthew Arrants.

Arrants did not respond by press time to questions about the sale and hotel ownership.

In 2021, the former Holiday Inn was purchased by Peregrine Group and Main Street Hospitality for $4.45 million under NA Hotel LLC.

Then, Peregrine principal Colin Kane and Main Street Hospitality Group CEO Sarah Eustis revealed multimillion dollar plans to majorly renovate the hotel with a focus on affordable and art-themed accommodations and rebrand it to the Hotel Downstreet. The renovation was complete in 2023.

Neither Kane nor Eustis could be reached for questions about the sale.

Jenny Klowden and Bryan Josephs, tenants of the hotel and owners of Door Prize Restaurant, said they were notified that the property was for sale in early June. The couple said they didn’t have any other information to share.

In 2009, the hotel was purchased for $2.9 million by Larkin Realty of Burlington, Vt., as North Adams Hospitality LLC. The property has also operated as the North Adams Inn and a Sheraton.
